Woodside Apartments 50-Year Building Recertification
About This Project
Woodside Apartments is a 232-unit, six-story multifamily building in North Miami Beach, constructed in 1973. After five decades of South Florida salt air, storm seasons, and sun, the building reached its 50-year recertification — the point at which Miami-Dade County requires a documented structural and electrical review and the repairs that follow. New Age Construction Group was hired to carry the building through that recertification with a full exterior restoration scope.
The work touched every exposed element of the building envelope. Every balcony was shored and its concrete repaired, and the original railings were replaced with new aluminum screened railings. The 1973-era sliding glass doors and windows were replaced throughout with new impact-rated units. Stucco was repaired, the façade restored, the building waterproofed, the pool deck waterproofed, and the exterior repainted.
The project was completed in 2026 with residents in place throughout — work phased stack by stack and elevation by elevation so the building stayed occupied and accessible. All work was performed by OSHA-certified crews under a state-certified general contractor (CGC#1531273) and documented for the recertification record.
Scope of Work
A detailed breakdown of services performed on this project.
Balcony Shoring & Concrete Repair
Every balcony shored, deteriorated concrete removed to sound substrate, corroded reinforcement treated, and the slab edges and undersides rebuilt with structural repair mortar.
New Aluminum Screened Railings
Original railings replaced building-wide with new aluminum screened railing systems, set in repaired slab edges for a secure, code-compliant embedment.
Impact Sliding Glass Doors & Windows
Full replacement of the 1973-era openings with new impact-rated sliding glass doors and windows, bringing every unit to current Florida wind-load and impact standards.
Stucco Repair & Façade Restoration
Hollow and damaged stucco removed and rebuilt, cracks repaired, and the full façade restored and detailed to shed water.
Waterproofing & Pool Deck Waterproofing
Building envelope and pool-deck waterproofing systems installed to stop water intrusion at the source and protect the repaired concrete.
Exterior Painting & Final Recertification
Complete exterior repaint over the restored envelope, final walkthrough, and documentation delivered for the 50-year recertification record.

Challenges & How We Solved Them
Every project presents unique obstacles. Here's how our team approached the key challenges on this one.
Balcony Repairs on Every Unit
All 232 units' balconies required shoring and concrete repair before the new railings could go in — the largest single line item in the recertification scope, and the one residents feel most directly.
Each balcony was shored, the deteriorated concrete removed and rebuilt, and the new aluminum screened railing installed in the repaired edge — phased stack by stack so no resident lost balcony access for longer than necessary.
1973-Era Doors and Windows
The building's original sliding glass doors and windows were outdated, non-impact units that no longer met Florida's wind-load and impact requirements.
Full installation of new impact-rated sliding glass doors and windows throughout the building, coordinated unit by unit with residents and sequenced alongside the balcony work so each stack was opened once.
An Occupied Building and a Full Envelope Scope
Balconies, railings, openings, stucco, waterproofing, pool deck, and paint all on one building, all while 232 units stayed occupied.
The scope was sequenced by elevation and stack, with access, noise, and dust managed around residents and the pool deck phased so the amenity reopened as early as possible.
