Post-tensioning is a form of prestressed concrete: high-strength steel cables, called tendons, run through the slab inside protective sheaths and are tensioned to hold the concrete in compression. Those cables are what let South Florida's high-rises, condominiums, and parking structures carry heavy loads on thin, long-span slabs.

That strength has a weak point. In Miami's salt air, chlorides and moisture find their way to the steel — through cracks, failed anchor pockets, and voids in grouted ducts. The strand corrodes, loses cross-section, and can break, usually at the slab edge. What Is Post-Tension Cable Repair?

Post-tension cable repair restores the tensioned steel cables that give a post-tensioned concrete structure its strength. Patching the surface does nothing for the cable inside — repair means re-establishing tension safely: replacing or splicing the strand, restoring the anchorage, and returning the slab to its engineered design.

How Post-Tension Systems Fail

Failures almost always start with water. Chlorides and moisture reach the steel through a cracked slab, a failed anchor pocket, a damaged sheath, or voids in a grouted duct. Tendon corrosion eats the strand's cross-section until it breaks — often at or near the anchorage, and often without warning. South Florida's coastal exposure makes this the dominant threat to the service life of post-tensioned concrete structures here.

Our Repair Process

Every repair starts with diagnostics: GPR mapping, visual assessment, and openings at the anchor pockets where the engineer directs. Where replacement is required, we de-tension the cable safely, extract or expose the damaged strand, splice or replace it, re-stress it to the engineer of record's specification, and verify elongation. Then comes corrosion protection — regrouting ducts, restoring encapsulation, sealing anchor pockets — before we rebuild the surrounding concrete. Materials are specified for salt exposure, so the repair outlasts the conditions that caused the failure.

A stressed tendon stores enormous energy. Cutting or releasing one incorrectly is genuinely dangerous, which is why post-tension repair is specialist work, not general concrete repair. Repair, Splice, or Replace? How the Decision Gets Made

Not every damaged cable needs full replacement — and not every cable is worth saving. The engineer of record weighs its condition, location, and role in the structure:

Re-stress or splice. If the strand is sound but an anchor failed — or a cable was nicked during coring — it can often be spliced with couplers and re-stressed to specification. Fast, contained, least invasive.

Full tendon replacement. Severe tendon corrosion or a broken strand usually means extracting the cable and installing a new one through the existing duct — restoring full design capacity.

Selective abandonment or supplemental strengthening. Occasionally the engineering favors leaving a non-critical cable and strengthening externally instead of an invasive extraction. We price and build whichever option the engineer supports.

That's why diagnostics come first: a splice and a slab-wide replacement program are very different scopes — your proposal should reflect the real one.
