Concrete Corrosion Control Services in South Florida
Chloride testing, cathodic protection, corrosion inhibitors, and protective systems that stop rebar corrosion at the source — so your concrete repairs last across Miami-Dade, Broward, and Palm Beach County.
Patching Corroded Concrete Without Stopping the Corrosion Just Schedules the Next Repair
In coastal South Florida, salt air drives chlorides into concrete year after year. When they reach the reinforcing steel, corrosion begins — rust expands to several times the steel's volume and breaks the concrete apart from within. Spalling is the symptom. Corrosion is the disease. Patch the spall without treating the steel, and corrosion re-concentrates at the patch edges and the concrete around the repair fails next.
New Age Construction Group treats the corrosion mechanism, not just the hole: we test to find out how far chlorides have traveled, then design and install the cathodic protection, inhibitor, and sealing systems that stop the reaction — for condominiums, parking structures, and commercial buildings across Miami-Dade, Broward, and Palm Beach County.
7 Signs Corrosion Is Active Inside Your Concrete
Corrosion works invisibly for years before concrete falls. These are the signs that the steel inside your structure is already rusting — and that a patch alone won't hold.
- Rust-colored stains bleeding from cracks — the clearest sign that embedded steel is corroding and water is carrying the rust out.
- Cracks running in straight lines along the rebar — expanding rust splits the concrete directly over the bars it's pushing against.
- Spalling on balconies, slab edges, columns, or garage ceilings — concrete breaking away from internal pressure, usually exposing the bars.
- Repairs that failed within a few years — patches spalling at their edges (the 'ring anode' effect) mean the corrosion was never treated.
- Hollow sounds when the surface is tapped — delamination below an intact-looking surface, the stage before visible spalling.
- Exposed or visibly rusting reinforcement — the protective concrete cover is gone and section loss is underway.
- Coastal, garage, or pool-deck exposure with no protection — salt, moisture, and chlorides with nothing stopping them from reaching the steel.
Corrosion Control Systems We Design & Install
From diagnosis to long-term protection — matched to how far the corrosion has progressed and how exposed the structure is.
What Is Concrete Corrosion Control?
Corrosion control is the set of testing, treatment, and protection methods that stop reinforcing steel from rusting inside concrete — or slow it to a rate the structure can live with. It includes diagnosing how far chlorides and carbonation have advanced, installing cathodic protection (galvanic anodes or impressed current systems) that makes the rebar electrochemically immune to corrosion, applying inhibitors and sealers that keep chlorides and moisture out, and building those protections into every concrete repair so the repair doesn't fail at its edges.
It is the difference between a restoration that lasts twenty years and one that needs to be redone in three. In South Florida, where chloride exposure never stops, corrosion control is what makes concrete repair permanent.
How Rebar Corrosion Works in Coastal Concrete
Fresh concrete is highly alkaline, which forms a protective oxide film on embedded steel. Two things destroy that protection: chlorides from salt air, seawater, and pool chemicals that migrate through the concrete's pores, and carbonation — decades of carbon dioxide slowly lowering the concrete's alkalinity. Once either reaches the rebar, the steel begins to rust. Rust occupies several times the volume of the original steel, so the corroding bar pushes outward with enormous force, cracking the concrete along the bar and eventually popping it off the surface as spalling.
That's why a conventional patch so often fails. The new, chloride-free concrete changes the electrochemical environment, and corrosion re-concentrates in the old concrete surrounding the repair — the ring anode effect. Within a few years the concrete around the patch spalls, and the building is back where it started.
Methods & Systems We Use
Every program starts with testing: half-cell potential surveys map where corrosion is active, chloride profiling shows how deep contamination has reached, carbonation testing and delamination sounding complete the picture. From there we specify the right system. Galvanic anodes — zinc units embedded at the perimeter of each repair — sacrifice themselves to protect the surrounding steel and are the standard defense against ring-anode failure. Impressed current cathodic protection delivers a controlled protective current across heavily contaminated elements and is monitored for the life of the structure. Migrating corrosion inhibitors and silane/siloxane penetrating sealers slow ingress on exposed surfaces.
Systems are specified to industry standards (ACI, ICRI, and NACE/AMPP guidance), coordinated with the engineer of record, and detailed at the places corrosion attacks first — slab edges, column bases, expansion joints, and drains.
Corrosion Control & Milestone Inspections
Corrosion-driven spalling and delamination are the most common findings in Florida milestone inspections and Miami-Dade and Broward 40-year recertifications, and unresolved corrosion is what pushes buildings into a Phase Two inspection. A repair program that treats the symptom but not the cause tends to be back on the next report.
New Age builds corrosion control into every recertification and milestone repair scope, documents the systems installed, and provides your engineer with the monitoring data to confirm they're working — so the repairs you paid for stay repaired through the next inspection cycle.
Corrosion Doesn't Stop Because You Patched Over It
Active corrosion compounds every year it's untreated. Here's what's at stake.
What Determines Corrosion Control Costs in South Florida
No two structures carry the same chloride load. These four factors drive the price of every program we design.
Every New Age proposal is free, itemized, and tied to test results — you'll see what's protecting each element and why before any work begins. No allowances that balloon later, no hidden mobilization fees.

On-Time, On-Budget Delivery
We plan meticulously and communicate proactively, so your project stays on schedule and within the agreed budget.
Corrosion Is the #1 Milestone Inspection Finding — Treat It Once
Florida's milestone inspection law applies to condominium and cooperative buildings three stories or taller at 30 years — 25 near the coast — with reinspection every 10 years, and Miami-Dade and Broward run 40-year recertification on top. Corrosion-driven spalling and delamination are the findings that appear most, and unresolved corrosion is what triggers the more invasive Phase Two.
New Age integrates corrosion control into every inspection repair scope and documents the systems installed — so the deficiency closes out and stays closed through the next inspection cycle, instead of reappearing on your engineer's report.
What Property Owners & Managers Are Saying
Corrosion Control Across South Florida
We design and install corrosion protection for condominiums, parking structures, HOAs, and commercial buildings throughout Miami-Dade, Broward, and Palm Beach County. If your concrete lives in salt air, we can protect it.
