About This Project
The Brickell Avenue High-Rise Structural Restoration project involved a comprehensive assessment and full-scale concrete repair and restoration program across all 18 floors of a luxury condominium tower in the heart of Brickell, Miami. The building had experienced significant concrete deterioration due to South Florida's saltwater air, humidity, and decades of chloride-induced corrosion affecting the reinforcement steel.
New Age Construction Group was engaged to assess the full extent of structural damage, develop a phased restoration plan, and execute the repairs with minimal disruption to residents. Our team performed corrosion control treatments, concrete spalling repair, expansion joint replacement, and sealant restoration across the entire building envelope.
The project was completed on time and within budget, restoring the structural integrity of the building and bringing it into full compliance with Miami-Dade County building codes. All work was supervised by OSHA-certified superintendents and executed using industry-leading materials and restoration techniques.

Structural Assessment & Engineering
Comprehensive structural survey of all 18 floors, identifying zones of active corrosion, spalling concrete, and compromised reinforcement prior to restoration planning.
Concrete Spalling Repair
Removal of deteriorated concrete, cleaning and treatment of exposed reinforcement bars, and patching using polymer-modified repair mortars matched to the original concrete profile.
Corrosion Control Treatment
Application of penetrating corrosion inhibitors to all treated surfaces to extend the service life of the reinforcement steel and prevent future chloride-induced deterioration.
Expansion Joint Replacement
Full removal and replacement of failed expansion joints throughout the building, including balcony-to-wall and slab-to-column transition joints, using high-performance sealant systems.
Balcony Restoration
Concrete restoration and waterproofing membrane installation across all 240 individual balconies, including slab edge repair, railing post resetting, and deck coating.
Final Inspection & Code Certification
Comprehensive final walkthrough with building ownership, submission of all engineering documentation, and full Miami-Dade County code compliance certification.

Active Resident Occupancy
The building remained fully occupied throughout the restoration, requiring all work to be carefully phased to minimize noise, dust, and disruption to residents and building operations.
We developed a floor-by-floor phasing plan with dedicated work windows agreed upon with building management, ensuring residents experienced minimal impact throughout the 14-month project.
Extent of Hidden Corrosion
Initial assessments underestimated the depth of chloride penetration in several zones, revealing more extensive reinforcement corrosion than originally scoped once concrete removal began.
Our team adapted the repair plan in real time, applying additional corrosion inhibitor treatments and extending the removal zones -- completing the additional scope without delays to the overall project timeline.
Miami-Dade Code Compliance
The building's original construction predated several current Miami-Dade structural code requirements, requiring simultaneous compliance upgrades alongside the core restoration scope.
We coordinated closely with the project engineer and building inspectors to integrate all required code upgrades into the restoration workflow, delivering full certification at project close.
