About This Project

Winston Towers 600 is a 391-unit, 23-story oceanfront condominium in Sunny Isles Beach. Its garage-level deck had deteriorated to the point that the structural slab required full replacement — not a surface repair, but removal and reconstruction of 20,000 square feet of the slab that carries the deck above the parking level. New Age Construction Group was hired to stabilize the structure and perform the deck replacement.

The first job was load relief. Before any concrete was removed, New Age installed 1,000 post shores across the garage level, transferring the deck's load to temporary supports so demolition could proceed safely beneath an occupied tower. With the structure stabilized, crews removed 20,000 square feet of deck topping, then demolished and replaced 20,000 square feet of structural slab.

The work was engineered, permitted, and phased so the tower stayed occupied throughout. Completed in 2026, it is representative of the emergency shoring and structural replacement work New Age performs on coastal high-rises across Miami-Dade, Broward, and Palm Beach County — performed by OSHA-certified crews under a state-certified general contractor (CGC#1531273).

What We Did

Scope of Work

A detailed breakdown of services performed on this project.

Structural Assessment & Shoring Design

Condition assessment of the garage-level deck and an engineered shoring layout designed for the actual loads of the 23-story structure above.

1,000 Post Shores Installed

Adjustable steel post shores installed across the garage level on sound bearing, transferring the deck load to temporary supports before any demolition began.

20,000 SF Deck Topping Removal

Removal of the deck topping across the full replacement area to expose the structural slab.

20,000 SF Structural Slab Demolition

Controlled demolition of the deteriorated structural slab beneath the shored structure.

20,000 SF Structural Slab Replacement

New structural slab formed, reinforced, placed, and cured to the engineer's specifications, then shoring removed as the new slab took the load.

Phasing & Close-Out

Work sequenced to keep the tower occupied and the garage partially in service, with inspections and documentation delivered at close-out.

Problem Solving

Challenges & How We Solved Them

Every project presents unique obstacles. Here's how our team approached the key challenges on this one.

Challenge

Stabilizing Before Removing

The structural slab could not be demolished until the load it carried was fully transferred elsewhere — under a 23-story occupied tower, there was no margin for sequencing errors.

Solution

1,000 post shores were installed across the garage level to an engineered layout and verified before the first cut, so the structure was carried on temporary supports throughout demolition and replacement.

Challenge

20,000 SF of Slab in an Active Garage

Replacing that much structural slab in a parking level that residents still depended on meant demolition, forming, placing, and curing had to happen in a live building.

Solution

The replacement area was phased so portions of the garage stayed in service, with access, protection, and signage keeping residents and vehicles clear of active work zones.

Challenge

Keeping 391 Units Occupied

An emergency structural project of this scale is often the kind that empties a building. The association needed the tower to stay occupied.

Solution

Engineer-verified shoring and a phased, permitted repair plan kept the building safe and occupied from the first shore to the last cure — the model for how New Age approaches emergency stabilization on coastal high-rises.
