What Is 40-Year Building Recertification?

40-year building recertification is a mandatory structural and electrical safety inspection required by Miami-Dade and Broward County for buildings that are 40 years old or older. After the initial recertification, buildings must be re-inspected every 10 years thereafter. The program was established to ensure that aging structures remain safe for occupants and the public — and it gained renewed urgency following the 2021 collapse of the Champlain Towers South in Surfside, Florida, which killed 98 people.

In response to the Surfside tragedy, Florida enacted Senate Bill 4-D in 2022, which significantly expanded and accelerated recertification requirements statewide. The law now requires milestone inspections for condominium and cooperative buildings three stories or taller — beginning at 30 years for buildings within three miles of a coastline, and at 40 years for all other buildings.

What Do Inspectors Look For?

During a 40-year recertification inspection, a licensed engineer or architect will evaluate two primary areas of your building:
